Land use may also be subject to other federal and provincial regulations.<\/p>\n\n\n\n<p class=\"has-black-color has-text-color has-link-color wp-elements-ac9421e8576dcad67f02048a2470b493\">The list below, with links, outlines the Village of Mannville&#8217;s hierarchy of Land Use planning<\/p>\n\n\n\n<div class=\"wp-block-buttons is-layout-flex wp-block-buttons-is-layout-flex\">\n<div class=\"wp-block-button is-style-outline is-style-outline--1\"><a class=\"wp-block-button__link has-black-color has-text-color has-link-color wp-element-button\" href=\"https:\/\/kings-printer.alberta.ca\/1266.cfm?page=m26.cfm&amp;leg_type=Acts&amp;isbncln=9780779847372\"><strong>Municipal Government Act<\/strong><\/a><\/div>\n<\/div>\n\n\n\n<p class=\"has-black-color has-text-color has-link-color wp-elements-08163ff2a31c0f1dedfbef4ef8faaad4\">The Municipal Government Act (MGA) is the legislative framework in which all municipalities across the Province of Alberta operate. It provides the governance model for municipalities and lays the foundation of how we can function, including areas of planning and development. <\/p>\n\n\n\n<p class=\"has-black-color has-text-color has-link-color wp-elements-9dbd56ecada690928b06ea75ad2b2901\">The MGA identifies the hierarchy and relationship of statutory plans, so that each plan will be consistent with the plans above it and, in the event of an inconsistency, which provisions in what plan will prevail. <\/p>\n\n\n\n<div class=\"wp-block-buttons is-layout-flex wp-block-buttons-is-layout-flex\">\n<div class=\"wp-block-button is-style-outline is-style-outline--2\"><a class=\"wp-block-button__link has-black-color has-text-color has-link-color wp-element-button\" href=\"https:\/\/open.alberta.ca\/dataset\/30091176-f980-4f36-8f5a-87bc47890aa8\/resource\/bc4b3fac-5e59-473b-9a99-1a83970c28e7\/download\/4321768-2008-land-use-framework-2008-12.pdf\"><strong>Provincial Land Use Framework<\/strong><\/a><\/div>\n<\/div>\n\n\n\n<p class=\"has-black-color has-text-color has-link-color wp-elements-89e9876f439f09d95aa5b978af0df2cd\">The Land-Use Framework (LUF) sets out an approach to managing the province&#8217;s land and natural resources to achieve Alberta&#8217;s long-term economic, environmental and social goals. The LUF established seven new land-use regions and calls for the development of a regional plan for each.<\/p>\n<\/div>\n<\/div>\n\n\n\n<div class=\"wp-block-columns is-layout-flex wp-container-core-columns-is-layout-28f84493 wp-block-columns-is-layout-flex\">\n<div class=\"wp-block-column is-layout-flow wp-block-column-is-layout-flow\">\n<div class=\"wp-block-buttons is-layout-flex wp-block-buttons-is-layout-flex\">\n<div class=\"wp-block-button is-style-outline is-style-outline--3\"><a class=\"wp-block-button__link has-black-color has-text-color has-link-color wp-element-button\" href=\"https:\/\/landuse.alberta.ca\/RegionalPlans\/NorthSaskatchewanRegion\/Pages\/default.aspx\"><strong><strong>North Saskatchewan Regional Plan<\/strong><\/strong><\/a><\/div>\n<\/div>\n\n\n\n<p class=\"has-black-color has-text-color has-link-color wp-elements-e9903ae43ea82bf038680843aca8537d\">The regional plan sets out a new approach for managing the lands and natural resources to achieve the provinces long-term environmental, economic and social goals.<\/p>\n\n\n\n<p class=\"has-black-color has-text-color has-link-color wp-elements-8c318b352295011e0546ea5e77ccb34a\">The North Saskatchewan Region is located in central Alberta and has approximately 85,780 square kilometers, or just under 13 per cent if Alberta&#8217;s total land base. The region is bordered by Saskatchewan to the east, British Columbia to the west, the Upper Athabasca and the Lower Athabasca regions to the north and the south Saskatchewan and Red Deer regions to the south (and includes the Village of Mannville). The region has a large and diverse landscape, which contains the Rocky Mountains, rolling foothills and prairie parkland. <\/p>\n\n\n\n<div class=\"wp-block-buttons is-layout-flex wp-block-buttons-is-layout-flex\">\n<div class=\"wp-block-button is-style-outline is-style-outline--4\"><a class=\"wp-block-button__link has-black-color has-text-color has-link-color wp-element-button\" href=\"https:\/\/mannville.com\/wp-content\/uploads\/2024\/06\/Intermunicipal-Collaboration-Framework-1.pdf\"><strong>Intermunicipal Collaboration Framework<\/strong><\/a><\/div>\n<\/div>\n\n\n\n<p class=\"has-black-color has-text-color has-link-color wp-elements-5dd02a304c94fdd9d25eb3a8678c1232\">The ICF is a tool to facilitate cooperation between neighbouring municipalities to ensure municipal services are provided to residents efficiently and cost effectively. The goal is to enable municipalities to collaborate regarding service delivery and cost-sharing. <\/p>\n\n\n\n<div class=\"wp-block-buttons is-layout-flex wp-block-buttons-is-layout-flex\">\n<div class=\"wp-block-button is-style-outline is-style-outline--5\"><a class=\"wp-block-button__link has-black-color has-text-color has-link-color wp-element-button\" href=\"https:\/\/mannville.com\/wp-content\/uploads\/2024\/06\/Intermunicipal-Development-Plan-1.pdf\"><strong>Intermunicipal Development Plan<\/strong><\/a><\/div>\n<\/div>\n\n\n\n<p class=\"has-black-color has-text-color has-link-color wp-elements-44ae07e155bbffb45c6bbe293174d5a3\">All municipalities sharing a common boundary, effective March 31, 2020 (for urban municipalities, and effective March 31, 2021 for rural municipalities) were required to adopt an IDP between the municipalities. An IDP is a statutory plan that establishes any conflict relating to planning activities within or around another municipality; and ensures orderly development by reducing unnecessary costs and negative impacts on either municipality. <\/p>\n\n\n\n<div class=\"wp-block-buttons is-layout-flex wp-block-buttons-is-layout-flex\">\n<div class=\"wp-block-button is-style-outline is-style-outline--6\"><a class=\"wp-block-button__link has-black-color has-text-color has-link-color wp-element-button\" href=\"http:\/\/mannville.com\/wp-content\/uploads\/2024\/06\/Municipal-Development-Plan-2006-733.pdf\"><strong>Municipal Development Plan<\/strong><\/a><\/div>\n<\/div>\n\n\n\n<p class=\"has-black-color has-text-color has-link-color wp-elements-b5a1847161364a3e0ebb62faae43d392\">The MDP is a statutory plan that establishes policies for land use and other matters for the entire municipality. It is a high level document that provides leadership and direction in the preservation of environmentally sensitive areas and provisions for the infrastructure necessary to encourage sustainable and economic development. <\/p>\n<\/div>\n<\/div>\n\n\n\n<figure class=\"wp-block-pullquote has-black-color has-text-color has-link-color wp-elements-64462c546aa90bc7497e7aa9d38a8563\"><blockquote><p>Local Area Structure Plan(s)<\/p><\/blockquote><\/figure>\n\n\n\n<p class=\"has-black-color has-text-color has-link-color wp-elements-38ec11cb1c7886ace9bbf27e00da426c\"> All parcels of land are divided into different districts; each district consists of development regulations and permitted or discretionary uses to be considered. <\/p>\n\n\n\n<div class=\"wp-block-columns alignwide is-layout-flex wp-container-core-columns-is-layout-d2da2050 wp-block-columns-is-layout-flex\" style=\"margin-bottom:0\">\n<div provided by the Development Officer, is subject to the condition that it does not become effective until twenty-one (21) days after the date of issuance of the Notice of Decision.<\/p>\n\n\n\n<p>This is to allow for any person affected by the decision to be able to make an appeal, to the Subdivision and Development Appeal Board.<\/p>\n\n\n\n<p>An appeal shall be made by serving a written notice of appeal and submitting the applicable fee to the Secretary of the Subdivision and Development Appeal Board within twenty-one (21) days after:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>the date the order, decision or permit issued by the Development Authority was publicized in accordance with the Land Use Bylaw (LUB); or<\/li>\n\n\n\n<li>the forty (40) day period referred to in Section 3.3 (g) of the LUB has expired.<\/li>\n<\/ul>\n\n\n\n<p>The permit would not become effective until the Subdivision and Development Appeal Board has determined the appeal;
